Nairobi property auctions recorded 28 percent more listings in spring months than in winter across the last five years, according to records from the Nairobi Auctioneers Association.
The difference matters now as developers and banks adjust listings ahead of the next cycle, with interest rates holding at 13 percent and average apartment prices in the city sitting near KES 15 million. Buyers and sellers watch seasonal patterns to time bids on distressed assets before volumes shift again.
Properties along Ngong Road in Kilimani and in the gated estates of Lavington have featured more often in spring catalogues, while winter auctions have drawn more entries from newer corridors such as Syokimau along Mombasa Road. Local agents note that spring events at the Kenyatta International Convention Centre tend to attract larger crowds from both individual investors and institutional funds.
Figures compiled by the association show spring clearance rates averaging 64 percent between 2021 and 2025, compared with 47 percent in winter. One March 2024 auction of 38 units achieved an average sale price of KES 17.2 million, while a July winter event the same year cleared only 19 of 41 lots at KES 14.8 million on average. These gaps have held steady even as overall market activity rose after the 2023 regulatory changes on off-plan sales.
Market participants now review forthcoming catalogues from firms operating out of Westlands to decide whether to list before the short rains begin or wait for the next dry season surge. Those planning purchases are advised to monitor listings through the Nairobi County lands registry and to attend at least two preview viewings in target neighbourhoods before bidding opens.
